I decided to sell my house with Michael Ferris based on his attitude when I tried to first buy a house of him!

He was professional, strong and always supported the vendor (not often the case).When I asked him to appraise my home I was further impressed by his manor and attitude, I had him pitch against 2 other local firms and he left them for dead. His approach was rationale, reasonable and about 30% higher than the other appraisals. It was refreshing to find. I found John to be brilliant, he was flexible, a good communicator and articulate in the negotiations.  Even at one stage when we thought the deal was dead in the water, he stuck in there and really seemed to sweat it out to achieve the sale.  Not sure what the vendor thinks, but I must admit he worked hard to keep us in there.   The vendor came down but we also came up.  So in the end he gave the sale process justice.

I know it may seem a little unorthodox to receive good words from the purchaser, but I think its important for you to be informed of his efforts.  Even post sale he has been excellent to deal with up to final inspection.

A real estate friend once said about the real estate market in the late 90's through to 2008 as the drover's dog period.  It was so easy to sell houses that even a drover's dog could get a sale.  Even though the statement was intended as a joke the implication was that in a rising market with a high degree of certainty getting a good price for a property was the expected norm.

But by 2008 there were sections of the market that were a challenge and in 2010 with crumbling world economies, even the normally stable property market in Geelong hit tough times.  We decided to sell our house right smack in the middle of this trough.  To make matters worse our house was a 120 year old cottage that was solid and strong but had the war wounds of being rented for thirty years.  We decided to get opinions from five agents before we selected one.  It was interesting to hear their advice - the spread on a reasonable selling expectation was almost $300,000.  We then rang people who had recently sold houses in the local area and got their thoughts - some of their experiences with agents were flattering and others quite shocking.

In the end we chose Heidi to sell our property.

Like many people we had the expectation that the first week that the house was open it would sell, but that was soon dispelled.  One of the options for our property was that it could be sub-divided, and over the weeks and then months we had many people take paper work away and talk to the City of Greater Geelong staff and then lose interest or disappear.

Heidi suggested that we make an enquiry from the city ourselves and find out what the potential purchasers were experiencing.  We found that the information while not inaccurate was definitely confusing.  This was not the only matter that was confusing, however step by step Heidi helped us clarify each of the issues.  All the while Heidi was running open house sessions and assiduously following up leads and enquiries.

Some clients would come in and spend a long time looking, only to make some off-hand comment or suggest a price that was out of date 20 years ago; I am sure that they thought they were being astute bargain hunters.  Most weeks we had 3 - 5 reasonable contacts and Heidi would energetically follow through.

Then after almost 9 months we got an offer that while not our original price was adequate for our needs.  The market had not noticeably improved; the buyer had been waiting and observing the market and made a very considered purchase.  We hope they will be as happy with the house as we have been - we would love to see the house cared for and be around another century.

In the end it was the sheer professionalism and determination of Heidi that made the sale.  I am not sure how she stays ever positive and up-beat, but she does.  Not only on good days but every rainy day and cold weekend as well as the scorching hot days of summer.

We have bought and sold our fair share of properties (Although this was the very first house that I had purchased) we have dealt with many real estate agents - Heidi is by far the best that we have dealt with - thanks Heidi, your guts, determination and positive spirit got us there.
